Bundang was built as one of Korea's first-generation new towns in the early 1990s, and many of its apartments are now over 30 years old. Pangyo is much newer, with tech-company employees and families living in its apartments and officetels.
Older Bundang complexes tend to have cold outside walls and aging windows; Pangyo's newer buildings are airtight. Either way, mold usually starts behind the wallpaper near windows and in outside corners.
In older complexes the bedroom wall facing outside stays cold all winter. Mold appears behind the bed and the wardrobe first.
Closets built against the veranda wall have no airflow. Clothes start to smell before you see the mold.
Smaller rooms with one window and the door often closed collect humidity. Their outside corners are a common starting point.
Ageing insulation in older apartments and limited ventilation in newer ones both lead to condensation on the coldest walls. We remove and treat the mold and improve the wall so it stays warm and dry.
Strip mold-infested wallpaper and damaged material down to the wall.
Treat the wall to kill spores and roots deep in the surface.
Seal the surface against moisture so mold cannot settle again.
Insulate cold walls where needed, then finish with diatomite or wallpaper.
